How a real estate agency finds clients on Facebook and Instagram
Not followers. Buyers and sellers who pick up the phone. Here is the system we set up for agencies, step by step.
1. One property per ad, not your whole inventory
An ad that shows five apartments sells none of them. The buyer is looking for one specific property, in a specific area, at a specific price. So each ad shows a single property, with its real photo, its price and its floor area. Putting the price in the ad drives away the browsers and draws in the people who have the budget.
2. Creative before targeting
Meta knows the people looking for an apartment in Casablanca better than you do. Broad targeting works in 2026, on one condition: the creative has to do the sorting. A real photo taken at the right time of day, a headline that gives the price and the area, a line that says who it is for. For the same budget, a good photo brings in two to three times more contacts than a generic visual.
3. A three-question form before WhatsApp
This is the step 9 out of 10 agencies skip. Before the WhatsApp conversation opens, the buyer answers three questions: what budget, what type of property, what timeframe. Those who don't answer cost you nothing. Those who do arrive on WhatsApp with a pre-filled message naming the property. You only talk to qualified people.
4. Reply in under an hour
The MIT study of 15,000 leads leaves no room for doubt: a contact called back within 5 minutes is 21 times more likely to be qualified than one called back after 30 minutes. And 78% of buyers work with the first agent who responds. An automatic reply in 30 seconds, a real callback within the hour, even between two viewings. This is where the campaign is won or lost.
5. A tracking sheet and follow-ups
Every contact goes into a sheet: date, property, budget, status, next action. Follow up on day 1, day 3 and day 7. A buyer who doesn't answer on the first day often buys in the second week. Without a sheet, that buyer is lost. With one, they become a viewing.
What about new listings?
The same system works for sellers. An ad along the lines of “Selling in Guéliz? Valuation in 48 hours”, with a form asking for the address, floor area and timeframe, leading to WhatsApp. The owners who respond are the ones who want to sell now. It is the most profitable campaign an agency can run, and the least used.

Do you need a website to run property ads?
No. A Meta form and WhatsApp are enough to get started. The website becomes useful later, for the pixel and for search rankings.
How many contacts a month can an agency expect?
With 100 to 150 DH a day and the full system, 20 to 30 qualified contacts a month is the range we see across the agencies we track.
Who answers the contacts?
You, or someone at your agency. We prepare the messages, the automatic reply and the follow-ups. The conversation stays with you.
