Why Meta Ads for Senegalese real estate.

The diaspora buys

A large share of property purchases in Senegal comes from the diaspora in France, Italy and Spain. Meta lets you target these buyers precisely, country by country.

Forms that qualify

Budget, property type, buying timeline: our forms filter out the curious and only send you serious buyers.

Everything is measured

Pixel + Conversions API installed from day one. You know exactly what every franc spent brings back.

Selling property in Dakar and Senegal with Meta Ads

In Senegal, the same project can interest a manager who lives in Mermoz and a nurse who lives in Milan. They aren't looking for the same thing and they don't need the same proof. Your ads need to follow.

Every area has its own buyer

Almadies and Ngor mean villas and apartments near the sea: buyers compare finishes, views and how secure the residence is. Ouakam, right next door, often draws first-time buyers who want the same area. Mermoz and Sacré-Cœur speak to families who want to stay in the city, close to schools. Point E and the Plateau are about the center: small apartments, rentals to professionals, offices.

Further out, the pitch changes. Diamniadio sells on the future, with the TER train, the highway and the airport: buyers want to understand the commute. Around Lac Rose, it is mostly land. Saly and the Petite Côte are about second homes, retirement or holiday rentals. Thiès reaches people who want more space for the same budget. One ad per area keeps away leads looking for something else.

Who buys, and what they need to see

A diaspora buyer in France, Italy, Spain or the United States often buys without seeing the property, for their parents, for retirement or to rent out. Many have heard stories of land sold twice or construction that stopped. They want to see the seller, the papers and the real site.

A manager living in Dakar compares neighborhoods on their phone in the evening and wants to visit quickly. Investors think about rentals, furnished or seasonal, and expect numbers you can back up. Families think about schools and the commute: a map with distances does more than a 3D render.

Off-plan, completed or land: building trust from a distance

A completed property sells on the visit, in person or by video. An off-plan project sells on proof: dated site photos, the payment schedule, the developer's name, the sales office address. For land, the ad says whether it comes with a titre foncier (full land title), a bail (long lease) or something else, and whether the sale goes through a notary. A buyer abroad will ask anyway.

A live visit on WhatsApp often replaces the first trip. Also show who is selling: a face, a name, an office number. Loumads has no office in Senegal. We work remotely from Rabat with your team on the ground, who film from a shot list we prepare for them.

The right timing, the right language

The diaspora comes home mostly in summer and at the end of the year, and many travel for Tabaski, Korité or the Magal. A campaign abroad that starts a few weeks earlier helps set up visits during those stays. These holidays move earlier every year, so the calendar is redone each season.

French stays the language of written ads. For some audiences, a Wolof voice-over in the video makes the message feel closer, especially when it talks about family and coming home. Part of the diaspora in the United States prefers English, so we test an English version for them. A price in FCFA with its euro equivalent helps buyers in Europe.

The form, and the usual mistakes

The form asks for country of residence, property type (apartment, villa, land), area, budget range, payment method (cash, installments, bank loan), timeline and the date of the next trip to Senegal. The WhatsApp number is collected with the country code. The first message goes out quickly, at an hour that suits the person's time zone.

The mistakes we often see: one ad for Dakar, Saly and the diaspora, land photographed with no landmark and no mention of the title, a number that only answers during Dakar hours, 3D renders with not one image of the real site, and no pixel or Conversions API. You end up paying for contacts you can neither sort nor measure.

Frequently asked questions — Senegal.

How much does a real estate Meta Ads campaign cost in Senegal?

Plan an ad budget of about 6,500 FCFA (€10) per day minimum, paid directly to Meta. Loumads management is a fixed monthly fee, quoted after the audit based on your volume, no commitment.

Can you target the Senegalese diaspora abroad?

Yes. Meta lets you show your listings to Senegalese people in France, Italy, Spain or the United States, with creatives dedicated to investing back home. It is often the most profitable segment.

Do you work with developers or only agencies?

Both: real estate agencies, developers of new programs (apartments, villas, land) and projects like Diamniadio. The system is the same: campaign, qualification form, follow-up to the appointment.

How do we start?

With a free 24-hour audit of your ads and your page. Then: pixel installed, first campaign live in under a week.

How do you work with us without being in Senegal?

Everything is done remotely. You give us partner access to your Meta ad account, and you pay the ad budget directly to Meta. Your team on the ground films the site or the land from a shot list we prepare, and we build the ads. Leads land in a shared sheet, your sales rep follows up on WhatsApp, and you get the figures every week. We start with a free written audit of your current ads.

Can you sell land in Senegal with Meta Ads?

Yes, but land needs more proof than an apartment. The ad should show where the plot is, with visible landmarks (a road, nearby buildings, the distance to a known route), and state its legal status clearly: titre foncier, bail or something else. The form asks for the plot size wanted, the intended use (build, invest, resell) and the payment method. People who aren't comfortable with that information drop out on their own, and your team talks to the rest.
