Foreign buyers, not just local ones
In Marrakech, a significant share of buyers come from France, the UK and Europe — often for a rental investment (riad, villa) rather than a primary residence. Targeting and messaging need to reflect that.
Marrakech is the market where we proved the system: the result was achieved for BM Immobilier, a client selling primarily to foreign investors and the diaspora.
The same system: a form that filters, tracking that measures, a fast callback.

Budget, property type, goal (residence vs. rental investment): our forms filter out the curious and only send you serious buyers.
Pixel + Conversions API installed from day one. You know exactly what every dirham spent brings back, all the way to a booked appointment.
Marrakech is not one market. A flat in Gueliz, a villa on the Ourika road and a riad in the medina attract different people, and a campaign that treats them the same pays for contacts who will never buy.
Gueliz and Hivernage are the part of town you live on foot: apartments, serviced residences, buyers who want a pied-à-terre or something to rent to visitors. The ad has to show the street, the cafés nearby, parking and building security. A rooftop pool on its own is not enough.
The Palmeraie, the Ourika road and the Amizmiz road speak to people who want space: villas, large plots, gated residences with gardens. Here the buyer wants the plot size, how private it is and the drive to Gueliz or the airport. Targa, Agdal and M'hamid are neighbourhoods where Marrakchi families live: schools, shops, price and access to a mortgage come before the view.
Europeans looking for a second home want floor plans, the service charges, who looks after the property while they are away, and how buying works for a non-resident: notary, transfer from abroad, timelines. Buyers from the Gulf look for privacy, room for the family and villas with a private garden.
Moroccans living abroad often buy remotely and send a relative to visit. They need real videos of the property, someone who answers quickly, and the option to visit during their summer trip home. Local families compare price, payment plans and bank financing. Short-term rental investors ask about location, rental management and what the residence rules allow. A promised yield in an ad attracts the wrong people and puts the agency on the hook, so we never put one in.
An off-plan project sells a promise. The buyer needs reasons to trust it: plans, delivery date, payment schedule, and real photos of the site next to the 3D renders.
A riad sells on what already exists. The same questions come back every time: does it have a land title, what condition is it in, how much work does it need, can you reach it by car, could it become a guesthouse. A good riad ad answers some of this in the video itself, and the form asks whether the buyer wants to live there, rent it out or run it as a business.
Europeans mostly visit Marrakech between autumn and spring, and many decide to buy after a stay. A campaign that starts before their trip lets them book a viewing while they are in town. In summer it is the MRE who come home: ads aimed at them should run several weeks earlier, so they can plan the viewing with family.
The language follows the audience. French for French and Belgian buyers and much of the Moroccan audience. English for British buyers, Northern Europeans and many Gulf buyers. Arabic for Gulf buyers and part of the local and MRE families. Each language gets its own ad and its own form, and the person who calls back speaks that language.
A useful instant form asks few questions, but the right ones: budget range, property type, preferred area, goal (live in it, second home, rent it out), buying timeline, how they will pay, country of residence and the best time to call back, time zone included.
The mistakes we see most: lifestyle ads (sunset, pool, cocktail) that attract dreamers, a direct WhatsApp button with no filter that fills the phone with "price?", and no pixel or Conversions API, so nobody can tell which ad brought the buyer who signed. Then there is the slow callback: a buyer in Paris or London who fills in the form in the evening expects a reply the next day, not three days later. Every week you get the figures: cost per form, qualified leads, appointments.
Plus international targeting: France, UK, Belgium, Spain.
Plan an ad budget of about 200 MAD (€20) per day minimum, paid directly to Meta. Loumads management: €500 launch, then €450 a month for an agency, €900 for a developer (one project), €1,500 above that; month paid upfront, no commitment.
Yes, and it's often the most profitable segment in Marrakech: Meta lets you precisely target French, British and other European buyers looking for a rental investment or second home, with creatives built for that goal rather than a primary residence.
Both: real estate agencies, developers of new programs and independent agents. This is the system tested and proven on BM Immobilier — campaign, qualification form, follow-up to the appointment.
With a free 24-hour audit of your ads and your page. Then: pixel installed, first campaign live in under a week.
Not necessarily the exact price, but a reference point helps a lot: "from" or a price range. With nothing at all, you mostly get messages asking for the price from people who then go quiet. If the developer prefers not to show a price, the form asks for the buyer's budget range and the callback gives the price to those who fit the project. We decide this together during the audit, based on the property and the audience.
The first message goes out quickly on WhatsApp, in their language, asking for the best time to talk given their time zone. Then we send what helps them decide from a distance: a real video of the property, the floor plan, the payment schedule. If they plan a trip to Marrakech, the date is noted and the viewing is prepared before they arrive. With a buyer who is not on site, the follow-up matters as much as the ad itself.
