Selling Moroccan property to foreign buyers: what your agency needs in place
Foreigners and Moroccans living abroad account for 35 to 40% of property purchases in Marrakech. Most of them search in English, from London, Paris, New York or Riyadh, and many buy without ever setting foot in the house. Almost no Moroccan agency speaks to them in their language. That gap is the opportunity.
Who the foreign buyer is
Three profiles, three budgets. The European or American couple looking for a riad or a villa with a pool as a second home, typically 3 to 10 million dirhams. The Gulf family buying a villa in the Palmeraie, Hivernage or on a golf course, 8 to 25 million, often as a spring and summer residence. And the Moroccan diaspora, the largest group by volume, buying an apartment for the parents or for retirement, 1 to 3 million.
They search on Google in English or French: "buy riad Marrakech", "can foreigners buy property in Morocco", "villa for sale Marrakech golf". They never type "agence immobilière Marrakech". If your site only speaks French to a Moroccan audience, they do not find you.
What they find today
Portals with outdated listings, expat forums, a few blog posts by developers, and international franchises with pages written from Paris or Dubai. Very few local agencies with an English page that says: here are our properties, here is how a foreigner buys in Morocco, here is a WhatsApp number where someone answers in your language and in your time zone. The demand exists. The offer in English barely does.
What to put in place, in order
- One English page. Not a full translated site: a single page with your 5 to 8 best properties, prices in dirhams and euros or dollars, and the buying procedure for a foreigner in four lines.
- The facts that reassure, written plainly: a foreigner can buy in urban zones (residential or commercial), not agricultural land; a preliminary sale agreement with a deposit of at most 10%; the deed signed before a notary; the title registered in the buyer's name; the money coming in through a convertible dirham account so it can leave again.
- A WhatsApp number that answers in English, including evenings. London is one hour behind Morocco, New York six, Riyadh two ahead. The buyer writes after work.
- Visuals that match the price: professional photos, a walkthrough video, a drone shot. A buyer who will not visit buys on the video.
- A live video visit on WhatsApp, then a PDF in English with the floor plan, the title, the charges and the timeline.
The campaign abroad
A Meta campaign targeted at France, the UK, the United States and the Gulf, in English or the buyer's language, one property at a time, leading to a three-question form and then WhatsApp. The cost per click is higher than in Morocco, but a single serious contact on a 12-million-dirham villa pays for months of budget. Measure qualified contacts, not clicks.
The diaspora is a separate campaign: same property, French or Darija copy, targeted at Moroccans in France, Belgium, Italy and Spain, timed for the summer return and the year-end holidays.
The best window is September to May, when families plan their spring and summer stays and when the diaspora prepares its summer.

Can a foreigner buy property in Morocco?
Yes. Foreigners can buy urban property for residential or commercial use. Agricultural land in rural zones is reserved for Moroccan nationals. The purchase is signed before a notary and the title is registered in the buyer's name.
